To ensure efficient operation of your central air conditioning unit, especially in the summer months, follow these maintenance tips: *Keep the evaporator coil and the drain pan clean. Bacteria can grow that will clog the drain line. *Check that the outside unit is level. *Hose dirt and dust from the outside unit's housing screens and condenser coils. Brush away leaves and debris (de-bree). *Brush and vacuum the condenser coils at least twice a season, and *Oil the fan motor annually. For a room air conditioner, follow these tips: *Wash the air filter once a month during prime use seasons. *Vacuum the coils thoroughly to remove dust and dirt. *Check the thermostat sensor tube to make sure it is clean and not touching the coils, and *Oil the blower and the fan motor.
